Ownership and title of immovable property cannot be passed on orally. It is not valid.

commitment is not illegal. Your quarry is about only commit and on this point I do register my disagreement with all other experts.

How can a commitment be illegal? father has not transferred any share rather has committed so there is no iota of illegality therein.
