Flat original document destroyed in fire.

my friend have flat in register co-operative society thane, but this flat's original documents was destroyed in fire at his another flat in mumbai, he has make police report for the same, but now he is going to sell, and other thing is that the original owner means my friend father was also died in 1991 and fire broke out in the year 2011, and society is ready for transfer the name on upcomming party, so Problem is thre what is the legal procedure to sell this property and what kinds of document should prepare to avoid unnecessary hurdle in future, please help to resolve this matter.

get a certified copy of the Registered Documents from the Registrar's office.

they could not get, because flat is not registered
