JOINT SALE DEED-- VALIDITY

1. Yes. This is fully legal and valid transfer throughout as signature of the buyer are not necessary on the sale-deed and any person on behalf of the buyer can sign the registered sale-deed.

2. No. Now only and only C is the sole owner of the property in the given facts.

Once B sells his property to C, that means he has accepted the ownership in his name though he was not present to sign at the time of purchase. Moreover one has to make entries in the land records if any purchase is made and for that you have to go and submit the deed along with your application, and if one does that it means acceptance of the deed.
