Hi My dad bought a land from a lady and she sold it and has given the general POA to my grandfather for the later registration of the land procedures. Now the three persons i.e., my dad, lady (who sold) and my grandfather died. And the land is intact since 20 years with out registration . Please tell me how to get it registered to my mother's name or who will be the legal hires ? (we are 2 daughters). We have the sale agreement document and the GPOA of my grand father. The land is intact since 20 years.
Mdm, why you people kept quiet all these days. POA deemed to be terminated on the death of your grand father. The time limit for seeking specific performance of a sale agreement is 3 years only.
The option left is, the lady has to register the land in your mother's name.

I f you have paid the consideration and have proof and if you have proof of possession given to you,then you can file suit for declaration of your ownership against the heirs of deceased land lady.

Thank you niranjan sir. I have the sale agreement as the proof. Could you please tell me 1.How to take the possesion of the land and also i would like you to know that I havent paid any taxes all these years for that land. . 2. What is the procedure to take the possession in such cases Should I be paying any taxes for some time and can claim that land with the sale agreement proof and the taxes and electricity bills etc????
