Dear Experts,
I would like to purchase a land from MR.A. Mr.A Has purchased the land from a developer last two years ago. My question is in sales deed Mr. A signature is enough or his sons /wife signature is require. Please confirm me Thanking you, R.Dutta

If the property stands in the name of A alone, then A's signature alone is sufficient.

If the property is self acquired of Mr A in his sole name then signatures of his sons & wife is not required.

If the property was purchased by A out of his own funds, then A alone could execute the Sale Deed. However, I advise my clients to obtain signature of wife and sons as consenting witnesses as a measure of abundant precaution to avoid litigation later on frivolous grounds.
