Land registration through court auction

Dear experts,

I have participated in an auction in the court(for not repaying the debt to someone), and I won the auction and paid advance amount in the court.
I heard there is 50 days grace period to complete the registration of the land.
Why there is grace period?
And can the land owner go to higher court and cancel the acution?

No. But you have to pay the balance amount and get the document registered in your favour at the earliest is the best option.

To my knowledge, there are grounds on which the land owner can go to higher court, for instance, if the auction has not been properly conducted resulting in the auction price being much less than the market value.

After conclusion of bidding process the successful bidder has to make payment of bid amount to auctioneer before getting transfer of title documents of subject property.

You should abide by the conditions to remit the bid amount, lest chances to cancel auction.Neverthless, registration could be done on the basis of sale certificate issued by the auctioneer.
