can an individual mortgage his immovable property in lieu of cash to another company for payment of goods?

There are No restrictions. If it is a Ltd Company either Pvt or Public a Board Resolution to expedite the transaction would be mandatory.

Yes! Its called 3rd party collateral. If its a limited company either public or private A Board resolution is Mandatory.
