Yes, POA can be executed at place other than the place where property situated.

If i execute Poa on behalf of my son to sale my property situated in vrindaban, then can my son legally transfer the title to willing future owner in that place?

A registered power of attorney shall be acceptable for registration of gift deed where the property is located.

It is your son and not (NOT) you can execute a PoA for sale of property in Vrindaban as he (your son) is the titleholder of the property.

Hello,

If you want to give POA for sale of the property to your son then after registration of POA your son can sell the property in the future as per his wish. This POA has to be registered in the same location of your property.

In your first query you asked for POA and in 2nd query for registration of Gift deed. What do you mean by the queries? I opine the POA can be registered anywhere in India and POA agent (the authorized person) can gift/sell to as mentioned in POA even in his own capacity also.
