am from Andhra Pradesh,india.My grand father purchased a land(agriculture land) and a independent house (self acquired )in 1975 on his name,he did not made any ‘will ,and not partition the property ,he died in 1982,his wife died in 1995 , he had one son and two daughters .
1)son (died)---one daughter,wife
2)elder daughter have—one grand son------marriage(1970s)
3)younger daughter(died) ---- one son,two daughters,husband ---marriage(1978)
a)How the property distributed among them?
b)because of his personal needs son(died) registered some land to a person in 1990 and his two sisters signed on registration papers ,so is there any chance of deduct son share as he sold some land for his personal needs

Dear Sunil,
As per Hindu Succession Act under, your grand father properties devolved upon his son and two daughters and they have equal rights i.e., 1/3 share each.
If son also died his legal hiers wife and daughter have 1/3 share in that property.
Elder daguther have 1/3 share in that property.
If younger daughter also died leaving behind her legal hiers, son, two daughters and husband have 1/3 share in that properties.
You can deduct son share but you have to be prove that, but may be legal heirs do agree for that.

until now all rents and income from land and house enoying by son's family
is there any chance of recover than money

as far as property distribution concerned, i do agree with learned friend sanjeev desai.
but your identity to be disclosed, on which line of descendent?
whatever the rents and income from the land, may not be recovered, expenses and maintenance of the property may meet all those expenses, unless and untill you prove beyond reasonable doubt.
but as on now you can get your share from that ancestral property.
