If the Market Value (Govt. value) is less than the consideration i.e.sale amount, then the buyers will choose to pay stamp duty on the less amount and it will be mentioned the amount for which value, they paid the stamp duty. If you pay the amount on the actual sale price the seller shall execute a rectification deed for the difference value and you have to pay the stamp duty on the difference amount. If it is mistakenly mentioned, then also a rectification deed on no stamp duty.

Hello,

You can correct the mistake by registering the rectification deed. If seller is guniene he can register the rectification deed. Otherwise fraud is committed on you. The seller has cheated you. You should have been diligent while buying the property.
