An old person(82 years) has got a Land from Inherited. He has "PARCHA" document from B.L. & L.R.O. Office in his name ,Municipality tax is paid in his name. But he have no Sale Deed/Dalil/regisration paper. 1)This property can be sell or gift to her daughter ? 2)Is "PARCHA" and Municipality tax paper is enough to claim as land lord?

Anchestor land most don't possess any deed , this is fact.
But proper name should be present on land records which is imp.
Contact local lawyer check land record if name is in land record you are safe.
If name is not there in land record then legal steps are required to be taken

You have inherited the land.
If you have inherited from say your father or mother then the father and mother must be having title in their name.
Search and you may get the sale/title deed in their name.
Submit the death certificate,legal heir certificate to the authority/revenue office/revenue official under whose jurisdiction property falls and get the inheritance recorded in the name of all legal heirs.
Obtain latest fard ( or whatever it is called at your location) showing record of inheritance and all link documents.
If sale/title deed is lost/not traceable, proceed to complete the formalities for duplicate copy.

if owner has clear ownership papers of property in his name only then he can sell or gift said property to anyone.
