Purchase of Agricultural land

I had purchased a 1.5 Guntha agricultural land for Residential purpose. at the time of purchase of land i had made a agreement with seller in form of Register Notary. in that agreement he give me the all rights regarding this property.

Is it register notary is the valid document?
Is it possible to do the property on my name?
if yes then which documents required for that?

ans. Though it is not legal but in case you have paid any amount under this agreement, you have acquired the right to get enforced.

Is it possible to do the property on my name?
Yes, by getting registered deed or in case other party is not ready, you can file suit for specific performance.

If yes then which documents required for that?
The agreement and payment receipts and demand/notice showing the intention for making balance payment and getting registration of deed.

thank you sir, i had paid the all the amount to the particular person, and in the notary he give me the guarantee in writing.

In notary he said he has taken the amount from me against transaction of Sale of land to me and there are 30 peoples who are also do the same type of notary.

if suppose he is not ready is it possible to get back refund of this amount from him?

pls advice.
