Purchase of plot with the 27/2011 panchayat approval.

dear sir,

i have plan to purchase a plot in the outer chennai near tirumalpur where the plot is approved by the panchayat only in 2011.

can i purchase the plot?
my friend informing me that the approval is after 1983 then it will be problem for loan and DTCP approval and construcation of house,

i am planing to invest for my 1 year boy

kindly advice me please.

contact a local lawyer . take 30 year title search . consult a local architect
