Question about fraud registry

If on paper property is 94 gaj but actual property is 200 gaj. If buyer do registry on 200 gaj property. What action should be on seller or buyer.

Actual measurement is 200 yards, but they have written it as 94 yards and so the action should be on both seller and buyer.

Since the seller has legal title of 94 Sq. Yads., he can sell and give title of the same, not more than that.

Mere possession over a property doesn't make the possessor its rightful owner. There should be a chin of ownership only then such property can be legally sold. Registering authority shall not accept such sale-deed for registration.

The seller can execute a sale deed in respect of the property what is on his name and not beyond that.
If there is any such sale deed then it may be an illegal act and punishable under anti land grabbing act also.
Hence please confirm the facts and initiate action as per law.
