Regarding name correction of seller in registered sale deed

(Querist) 16 May 2023 This query is : Resolved
I had purchased a flat recently and took home loan from Bank. Bank collected
original registry papers from sub-registrar office and also provided a copy of the same to me. But ongoing through the registered sale deed title, I found that the vendor name is wrongly typed " kailash Verma" in place of " kailash Sharma". Original papers are in the possession of bank. How can the name of vendor/seller be corrected in registered sale deed papers. Kindly provide me the process details to make it correct.

The seller/vendor shall execute a rectification deed and be registered. It does not require original deed. The copy of the deed is sufficient to register the rectification deed.

Yes, Get execute and registered rectification deed by vendor.

Though the sound of the second name of the vendor slightly differs, it is an error.
The error can be rectified only by executing a registered rectification deed.
On the basis of the registered MOD and the entry of mortgage home loan reflecting in the EC, you can get a rectification deed executed through the vendor.
You can also obtain a certificate from the bank about the subsisting loan on property ad deposit of title deeds which will be in addition if the registrar demands original sale deed for registering the rectification deed.
