Sir,
In a previously registered document it is found that the survey number was wrongly mentioned instead of a correct one. Later on the Vendee found that the survey number was wrong. He was advised that a rectification deed should be drawn and registered by the Vendor stating the correct survey number. But the Vendor died and there are no legal heirs to the Vendor. How the wrong survey number be rectified by a legal document? Who will execute the Rectification deed? Can the Vendee execute a rectification deed and submit for registration? Can it be accepted for registration in the absence of Vendor who is no more or his legal heirs. Please clarify with judgements, if any.

approach the office of Registrar.
seek help of some local lawyer who can help you out in documentation and presentation purposes.

approach the survey and settlement officer in your town and request them to survey your land, he will survey and issue the survey no of your land. after that you go and approach the registrar office with the details of your vendor which means his death certificate and explain that he died issue less and produce the survey no given by the authorities and execute a rectification deed by yourself.

In that circumstances if Vendee execute a rectification deed and present for registration before the Registering Officer, will it be a valid document and can it be registered. Please quote authority or judgement, if any

Similar case i appeared but the madras high court directed me to go and file a civil suit for declaration of title. so better you go and file a civil suit for declaration of title and establish your title on your property by proving relevant document vise: your deed, vendor death certificate, survey no given by the authorities. and enjoy the property with full legal rights, without any disputes.

I agree with both the approaches.
Rectification deed would be better.
