Regarding transfer of land

1-My father is holding a propery of 24 bigha in haridwar uttarakhand and he wanted to transfer it to me and his daughter equally.which one is the cheapest way to do so.
2-Is there any other way than will/gift.

Will is cheaper process, but can be changed.

In Utrakhand there seems no concession for gift of property to family members. It would be a costly exercise as compared.

However, can discuss with local lawyer regarding gift or sale deed. There is concession in stamp for sale deed for ladies.
