Registration of farm land

Querist : Anonymous (Querist) 26 March 2022 This query is : Resolved
Dear experts,

I am planning to buy an agricultural land.
But it seems, the seller got it as inherited land and he does not have any link documents or registration papers for the land.
So the land does not have any registration papers, so I can not verify the encumbrance certificate.
But he has passbook and adangal entry on his name for the said property.

Is it safe to register this land?

Take a copy of the adangal entry copy and you can find the Survey number and the name of the seller so you can apply for an EC for 30 years (up to the latest date). If any doubts arise, consult a local advocate.

What is this term "adangal" used by you ?
Consult and engage a local lawyer practicing revenue matters for obtaining non-encumbrance certificate / title search report.

Mere entries in the adangal or pass book is not absolute as to title to the property. You need to ensure there are no other joint occupants and if there are any, they need to relinquish or transfer their interest to the seller.
