Dear Sir's,
we are the tenant , since four months but owner is refusing to enter into an agreement by giving unreasonable grounds , we have deposited 12k to him , now can he make us to vacant the premises, can we refuse to vacant if yes on what ground , do we have legal defense, if tommorow he tells us to vacant the premises , we are depositing rent into his bank account, no rent receipt recived by us . please hep it is urgent.

In absence of any written agreement your tenancy would be treated month to month terminable by one month's notice at the option of the land lord.
Has the deposit been made against receipt or it has also been deposited in his bank a/c or given cash without receipt? Absence of proof may create hardship of refund.
All receipts of rent deposited in bank a/c must be preserved safe as proof of payment of rent.
Anyway he would not be able to evict you forcefully.If you do not vacate a suit of eviction against could be filed against you by him.in case he tries to evict you forcefully,a suit of injunction could be filed by you against him in civil court having jurisdiction over property.

you have been regualrly paying rent but dont have any rent receipt .if you refuse to vacate he will file suit for eviction against you
