Dear Experts of the forum,
What is P T mean in the contest of A P Revenue records.
Suppose a person name appears in the column ( of Land Revenue Records of Andhra Pradesh) as a Kowldhar (Cultivater) for a period of 15 years during 1974 to 1984.And all these time the original OWNER Name is carried in the column of pattedhar, and after 1984 up to 1989, from 1993till to day even in the Cultivater column. Can a Cultivater has any Rights on the land , can he sell the land to a third person? If he sells, what is the fate of the purchaser.

P T means protected tenant. The relevant provision of law is Section 38 E of A P (Telangana Area) Tenancy Act.
The next part of your quetion is not clear.

The cultivator is not owner of the land and he cannot sell it. Pattedar is also not the owner of the land and he is only mortgagor/lessee so cant sell the land and even any cultivator has sold such land the purchase is laible to be got quashed.

Thank you very much for the reply.
My second part of question is: A pattadhar [ "A" ]of land gives the land on lease for cultivation [to "B"]and his name is mentioned/brought in the Cultivator column from 1974 to 1984,and sells the land to a third person["C"].And third person name comes in the Cultivator column for the period 1989 to 1991( and he is in the possession of the above
land["C"], without any TITLE).
My query is ,will the the pattedhar["A"] have any negative impact on the OWNERSHIP of the land (All these years his name["A"] is coming in the Pattedhar column,and even in cultivator column from 1992).

Thank you very much for the reply.But, the reply is confusing.Pattedar is supposed to be the OWNER!Please some one from the forum to clarify my doubt.

Though I do not know your tenancy law,however according to me a tenant cannot sell his right of cultivation.Secondly,it depends on tenancy law as to whether you are entitled to get the land back by terminating the tenancy.Tenant remaining on land for very long time would surely affect your ownership by taking recourse of law.
