File injunction suit before civil court and get her restrained by court order.

You may file a suit for partition seeking division of the proeprty by metes and bounds and to allot your share with separate possession.
In the same suit you can file an injunction application to restrain her from alienating the property or encumbering the same in any manner till the disposal of suit.
