Society charging more maintenance to new members

dear sir
In our mhada society, the old 4 floored building was extended with 3 more floors. I have purchased flat in new floor. However old society has not yet accepted us as members since building has not yet got O.C., builder has given us possession of flat, Also, maintenance they charge us is almost 3 times of old members. The reason they give us is that MCGM charges property tax of new flats at higher rate than old flats. However, MCGM gives a single bill of property tax for entire building and not for individual flats.
Is society right on their part. they can charge more property tax then old member and they can refuse our membership on non o.c.ground? please advise us, thanks

If diff is only due to Property Tax, Society is right.

You move an application to the society and obtain information to this effect in wring the then make a complaint to deputy registrar of your area. Maintenance cannot be charged more than is being charged from old residents.

BMC furnishes assessment bill for property tax . on request BMC also furnishes assessment for property tax for each flat . obtain copy of said assessment of property tax . since the 3 floors have been added now property tax will be higher for new flats . whereas for old membbers it would be at rate fixed when building was constructed . hence the differnce in property tax and maintenance
