Visit the nearest sub-registrar's office with the copy of the sale deed and get the information.

Original sale deed was done on June 1989 and it was registered with sub-registrar on May 1995. Since purchaser has not paid any amount of consideration now with mutual consent of both, we want to register a Deed of Cancellation. Both the parties are relatives - Seller is Mami/auntie & Purchaser is Bhanja

(1) Is this cancellation would be a valid & legal document?

(2) Can I get some reference citation in support of such transaction where in a nominal stamp duty & registration fee has been levied ?
Mehta (Querist) 31 March 2017
Flat is in Mumbai, Maharashtra
Dr J C Vashista (Expert) 31 March 2017
1. Sale deed is dating back to June 1989 whereas registered with Sub-Registrar in May 1995 and consideration is yet to be paid???

2. Unbelievable story.

3.Barred by limitation.
Mehta (Querist) 31 March 2017
Expert Vashistaji, We could not registered sale deed in time hence we registered the deed of confirmation within time limit of 4 months. Consideration not paid due to relatives.
