Tenancy rights in pagdi system building

respected sir,
pls treat this letter as confidential.

we live in an old tenant bldg. on pagdi system in the mumbai suburbs since last 50 yrs .our old builder sold our buiding to new builder in 2008. now this new builder has proposed to redevelop our old bldg and he is only developing the same with another developer,he and other developer are pestering us regularly to forward him all our docs to get iod and c.c. from the bmc authorities. he is not giving us anything in writing and takes our signature while submitting any property docs formats to us.he is also not giving us any bank guarantee. he is just verbally committing us that he will give us 25 % additional carpet area on our existing room which is on tenant basis. we all stay there for more than 50 yrs. i doubt few of our bldg. tenants are also involved in this redevelopemnt thing. builder has a criminal background too. his brother is a goon in the suburbs. we are really scared and confused. few of tenants including us have room and rent receipt named in dads and moms name . we told builder to give us new rent receipts and prepare all the docs like new rent receipts, temporaray alternate accomodation aggreement and sale aggreement in the name of legal heirs of the deceased tenant but developer says he will give it later after getting iod and c.c from bmc authorities.we argued that how can you take perimission from bmc for i.o.d in our name when the transfer is not done properly in a legal manner with no transparency from their side.he is not even showing us floor plans of the building.

we all tenants r just scared of our family members lives specially our female family members.
2ndly not giving us any corpus funds or bank guarantee or not giving us performance guarantee also fro completeion of the new bldg. also he is constructing bldg for 1st time. he had never completed any of his previous 2 projects in the same suburbs station.
wot do we do now sir? can we go to court against him or just abide by wotever he instructs us? pls guide us as we all r from a very very middle class families? wor r the options available to us as he is going to vacate the bldg in a months time, if we dont obey him he says he will demolis the bldg in his way then by force.

dont sign any documents unless builder gives in writing that he is wiling to give extra area. . address letter to builder to tarnsfer tenancy receipts in your name . send it by regd post . if builder thretening you file complaint with police copy to commissioner of police

adfress letter to BMC signed by majority of members not to give permission for commencement of work . signature obtained by force .

Without consulting lawyer do not sign any document.
The police is there to help you from any crime.
