Transfer of rights if the flat

I have a Flat in Kandivali which is in my Mothers Name and she has passed away without leaving any will behind. We and 1 brother and 1 sister. Now my brother has agreed to transfer the entire flat in my name. Please let me know what documents I need from my brother for the same. The Society is asking for a Registered NOC but my agent said you cannot register a NOC buy you can go for a release deed. Please advise me the correct documents which can be registered so that I should not have problems later.

The succession is per personal law that applies to deceased owner.
It is believed that you are Hindu.
The Legal heirs of deceased Hindu Female are: Sons, daughters, husband.
The valid and registered release/relinquishment deed are the options.
The society and local counsel can guide you further.
