My uncle and my father had combined property i.e, 10 acers of land. On 20 feb 1993 my uncle forcely siged an agreement with my father (stamp paper 1st page Rs 30, 2nd page Rs 20 3rd, 4th, 5th page 50 paise, 50 paise 50 paise) in 2 copy and 2 his friends sign as witness. My uncle 8 acers and my father 2 acers. Till property is neither registered nor signed by any lawer/govt officer. Shall my father claim 5 acers as equal share. Will agreement valid in court. What is validity period of this agreement

After 24 years you have realised your father had signed Forcibly.SO Now you have come with Proposal how to Deceive Your Uncle.Your Uncle should be Innocent for Not taking steps that time itself Legally.Better sort it out with your Uncle Amicably.He could also Seek Legal Remedies.

So, your father could not realize all these 22 years that he was made to sign the agreement forcedly, which you have now detected!
By the way, what is your age at present and how you came to know now that the agreement was (forcely) signed by your father in 1993?

document which is not stamped and registered is inadmissible in evidence . if 2 acres have not been transferred in your uncle name
your father can file suit for partition to claim his share in property .

Your father should file case of partition of the property. Consult local lawyer and show him all the documents.

Yes, I agree with the experts' opinion that if the documents for sale was not registered, it will be invalid in the eyes of law, hence your father has a ground for seeking partition and separate possession of the share of his property in the jointly held property.
