Dear Rajkumar,

Your observation is correct, minor children has the right to claim thair rights in the property after the attaining the majority.

wife can sold that property as a represents as a natural gaurdian for her minor children and for the benifit of the minor children.

It is advisable to get the prior permission from the compitent court to sold the minors property.

You can purchase the property subject to certain restrictions under the Wards and Guardians Act. The minors property can be sold if and only if it is for the benefit of the minor and court should permit such alienation else there is probability that the minors can repudiate the sale on attaining majority.
