You must mutate the property in your name so as to pay the tax and make your ownership of the property perfect. Then you are at liberty to transfer the property to anybody else.
If you want to bequeath your property to your son after your death, you can write a Will which would come into force only after your death.
You would be at liberty to cancel the Will at anytime before your death and transfer the property to anybody else as you wish.
Even if you don't write a Will and die, your property will reach your son if he is your sole legal heir.

First, mutate the property in your name showing the Will executed by your father and death certificate, the legal heir certificate. Then you can transfer the property to your son as a Gift deed.

Where is the property located ? If it is situated in either of the Presidency Town the will has to be probated for transfer of title in favour of beneficiary of the will.

Is your father alive. The Will takes effect after his lifetime.

Agree, if your father is alive, he can change the will as many times as he wish.
