In maharashtra when father gift son agriculture land ( out of municipality)  by ₹200/-  stamp paper , on which amount metro / local body cess is charged.

In Maharashtra, the stamp duty for transferring residential or agricultural property to a relative, such as a son, is a flat rate of Rs 200, regardless of the property's value. This has been the case since 2017.

A gift deed must be drafted and signed by the donor (father) and accepted by the donee (son) during the father's lifetime. The deed must clearly state that the transfer is a gift and not a monetary exchange.

The sale deed must be registered with the Sub-Registrar within the jurisdiction where the property is located.

The municipality cess for the transfer of immovable property between a father and son in Maharashtra is 1% of the stamp duty for municipal corporation areas. The stamp duty for such a transfer is ₹200, regardless of the property's value. For rural areas, the Local Body Tax (LBT) is also 1%.
