Absolute sale deed

Hi

We are planning to purchase a house in Bangalore. The seller has all the documents except the absolute sale deed issued from BDA.  But there is sale document between existing seller with previous owner and all tax receipts are up to date. 

Can we purchase this site? What are the risks associated with it?

if the seller has to correct it what are the options? How much would it cost roughly?

Apprecite your expet advise.

It would be better to enquire from bda through rti whether there is existence of anY document 

pertaining to it then only go ahead with the deal

Thanks Abijeet for the advice. 

I have verified on BDA and with current owner. They have tax receipts since the time of purchase. I felt its a junion miss. 

If that's the case what is procedure to correct it? Should the owner pay BDA to get the certificate?
