Tenant's Rights Under Pagdi System

We are staying in BORIVALI (mumbai) pagdi system from last 41 years. The landlord  are recant charge Rs.100 per month for rent collecion charge. He is right for law in ?.And my room are is my father name he is dead last 10 years before  & my mather also dead last 20 years before can is possibal tenant;s  rigths transfer in my name ?. can all tentant’s rights for repaier bulding  without N.O.C. FORM LANDLORD. what are our rights.

FORM LANDLORD. what are our rights. recant landlord are recving rent by  cheque. cheque religaion after some time are he give me rent recipte. i  have  rent recipet from jun-1970  recant  also  i am  staying there with my  wife & my  two kids .  my  landlord are  so  oldge  he is 90 years old and recant he  make byepass surgery. so he  is  retered. take our all metter landlord son. i ask if  any  time  landlord  are  dead than  can any  probalm from  landlord  son.
