'Buyer Beware' applies to property deals.
It shall be appropriate to get proper legal opinion from a very able LOCAL senior counsel of unshakable repute and integrity specializing in revenue/property/civil/DRT matters and well versed with LOCAL applicable rules/laws and having successful track record…. and worth his/her salt , before signing or making payment.
This may cost some FEE but can defend long term interest and hard earned monies.

1. IF the Husband has executed a proper Stamp Duty paid Registered Gift Deed in favor of his Wife, THEN it would be worth buying it, PROVIDED you take a Indemnity Bond from the Wife, to indemnify you against any claims, from any other known /unknown claimants.
2. Check the name on the Property Card, Civic Records, electricity & Water & Property tax bills, Share Certificate of Society/Association (if applicable), Divorce decree AND have it all scrutinised by a Title-Report of a local Search-Advocate.
