buyer cancelling the deed

respected sir,i have made a agreement on rs 100 stamp paper to sell my land apporox 60000ft,buyer has given rs 25 lacs advance in cash,and rest amount to pay by 31 january 2011,.now he is disagreeing the agrement,and saying he is not interested in buying my land,he is compelling me to give his advance back.....so plz help,what can i do in this matter......i have to give his advance back? i m ready to do the registery of the above land..plz guide me..

 you can file a suit for specific performance of the said Agreement directing the buyer to join in the conveyance. However, court will not grant it as of right and there are several factors which contribute to its decision.

the amount will be forfeited if the buyer is not ready and willing to perform his side.  Any how he can make a suit for claiming the advance amount.  The conditions of the sale agreement will play the role. Issue notice that if you failed to comply with agreement the amount will be forfeited. contact lawyer
