Uds land

Hi,

I would like to know some clarifications.

We were planning to buy a Duplex house in Tambaram,Chennai. So we approached a builder for the same. He showed us a property and we liked it. Its a 4 cents land and he said he is going to divide it into 2 and going to build 2 houses in that. So we blocked 1 house from that. But he said he'll register the land as UDS so it is easy to finish off the formalities.

I would like to know whether any prob will occur in future(Sale,dispose etc) if the land is registered as UDS. Also is there any other legal procedures between the neighbours that can be done to avoid misconduct even if the land is registered as UDS?.

It depends on local conditions. Normally for independent houses property is not sold as un divided share as the land under your share is clearly demarcated. Probably, independent houses are not sanctioned in 2 cents by the local authority, hence the builder is resorting to UDS.

I advise you to consult a local advocate.
