Grandfather's property

Hi Lawyers,

My grandfather has a self owned property. He has 1 daughter and 4 sons. He and his wife are taken care by his daughter, son in law & grandson (daughter's son). He wants to give his property only to his daughter. What is the procedure to be followed so that there wont be any trouble caused by his sons and their families in the future.

Grandfather can make gift deed or will in favour of daughter.but better will be gift deed

What if he wants to give it to his grandson (daughter's son). What's the procedure so that there wont be any problem from his sons and their family.

Thank you sir. What will be the cost for registration of a gift deed and the documents required from donor and donee? Are there any disdavantages in gift deed?
