I am buying a plot and wish to seek inputs about sale agreement.

Before executing the Sale Agreement it is necessary to search the Seller's title properly in all Government and Municipal records and  thereafter depositing an agreed sum as well as specifying the details of future payment and the maximum time limit for completion of such Sale and mentioning all other terms and conditions including the default clause for noncompliance and with full history and discripttion of that plot of land, the Sale Agreement is required to be prepared by a Lawyer on Stamp paper and required to be executed by both parties in presence of atleast two witnesses.You can make the Sale Agreement registered by giving only the Stamp Duty thereon and at the time of executing the Sale Deed the Registration Fee will required to be paid.

The simple word is DEVIL-T.

Document of the seller with such linked document for last 12 years, Encumbrance Certificate, Valuation certificate Investigation on litigation if any, Legal opinion, Tax paid certificate with mutations.
