TO BUY PLOT OR NOT ??

I STAY IN JODHPUR AT MY NEAREST HOME FROM 1 KM THERE IS EMPTY LAND OF 50 ACRES AND THE OWNER OF LAND IS SELLING THE LAND IN PLOT WISE SYSTEM AT JUST 2000/ SQ.F .. THE HOLDER IS ENTITLED OF LAND SELLING TO BUYER A PLOT WITH NOTTERY REGISTER AND IN RUBBER STAMP IT HAS RETURN THAT IT IS VALID FOR 4 YEARS FROM DATE OF NOTTERY REGISTERD ... MY POINT IS BUYER HAVE RIGHT AFTER 4 YEARS IN THAT PLOT .... BCOZ AFTER 4 YEARS NOTTERY WILL BE VOID ????
PLS SUGGEST ME WHAT WILL BE THE NEXT STEP AFTER 4 YEARS ...

It is mandatory to register purchased of land before the District Sub Registrar, and not the registration before the Notary. There is a Judgment of Supreme Court in this matter. Better consult a local lawyer of your area before you purchase it.

Any transfer of property ought to be through a registered conveyance deed.

Invalid transaction qua transfer through notarised GPA as held by Supreme Court (search for judgement, which can not be spoon feeding for a student)
