Accepting cheque is good while saling land

Sir i m in worry if i accept a cheque while saling my land ,if cheque bounced then i will be in trouble.there is any provision that condition can be written in sale deed ,the ownership will be transfer when cheque is credited to sallers account

To avoid any doubt you may get sale consideration either through demand draft or RTGS.

You have every right to insist on payment through the Bank demand draft only.

Insist for a Demand Draft to be taken from a bank of repute(preferably the bank where you have the account), in your presence and ensure that the DD number is mentioned in the Sale Deed and accept the DDs at the time of registration. This way, you shall not have to worry. Ensure that the DDs are given to your bank to be credited to your account forthwith.

Execute sale deed only after realisation of cheque amount.
