Conveyance deed and property card for redevlopment

Sir

 

our bldg consist of 56 flat and there are 2 bldg more, overall 3 bdg with 175 tenants with g +6 structure in mumbai

land owner has given land on lease to developer and developer has constructed the same property and we are subleasee

our society name is not mentioned in property card, our society is registered chs. now we are planning to redevlopment as bldg is more then 45+ years. but as we have no conveyance deed , no name in property card, and we are not aware as how much area we are going to get extra, as some in saying 15%, some one 25% and 35%, so we are confused, so please help me to let me know what exactly area we will get and how to enroill our society name in all legal documents and how to avail conveyance deed so that we society be the only owner of the land.

Ny definite suggestion requires that the documents are seen and issues discussed, for which only a local lawyer could be of assistance.
