What does the terms and conditions contained in the Agreement that you entered with the builder, say on this aspect

The terms and conditions mention that there is a possibility that the builder may refuse to grant an extension to pay. But, that was pre RERA. What is the law under RERA? Besides, how easy will it be to get a stay order if that happens.
