Do we need legal heirship document of the first owner?

I am planning to buy an apartment. The builder has executed a GPOA with the current owner of the property. He has produced all the Sale Deed documents. The first sale deed was executed in 1980. It was executed by the Power Agent appointed by the heirs of the first owner for which he does not have the legal heirship certificate. The heirs (8 of them) executed 2 GPOA in the name of the power agent in 1974, who developed the plots and sold it. All the sale deed executed from 1980 till date and the GPOA documents are available. However, we do not have the Legal Heirship certificate. The current owner bought this property in 1983 and has got patta transfered in his name and paying the property tax as well. I also have EC for past 25 years.

Can some claim as legal heir to the property after all these years?

If I buy this apartment, will it have any legal issues in future?

What all documents do i need to check other than Sale deed, patta, EC and power documents?
