Dear Members
Please clarify whether the Encumbrance certificate (EC) for a "Land property" obtained from the registrar in Chennai should cover the transactions/entries in relation to the property referred.
1. Registered Mortgage deeds in respect of Bank loan taken against the land property.
2. Registered General Power of Attorney issued by the land owner in favour of "Developer" for the sale of land.
For your opinion please.

Note: Presently, I have received a "EC" for the above transaction period without the above two entries.
