Fsi of cessed property

Hello,
My family owns a cessed building (constructed prior 1940) in the J.J. Hospital area. The area of the plot/ land is 220 sq meters. Already constructed area on ground floor (commercial) is 190 sq mt, on first floor (residential) is 190 sq mt, on second floor (residential) is 190 sq mt, on third floor (residential) is 190 sq mt. Totally we have 10 commercial tenants and 22 residential tenants. 

My questions are as follows :

1. What is the prevailing F.S.I. for this area? Is it 2.5 or 3? Internet sources are confusing.
2. If I go in for redevelopment how much incentive F.S.I. will I get for further construction after rehabilitation of additional tenants? How many additional sq meters can i construct on the plot. 
3. If we were to give construction contract to a builder, what is the rate of compensation he would expect?

Our building is in J.J. Hospital area and constructed on a 220 sq mt plot. We have existing construction of  196 sq meters on the ground floor (commercial), 196 sq mt on the first floor (residential), 196 sq mt on the second floor (residential) 196 sq mt (residential) on the third floor and 220 sq mt terrace on the fourth floor. The terrace floor is not regularized. Totally we have 22 residential tenants living in 300 sq ft rooms and 10 commercial tenants in 600 sq ft shops. 
 
I want to know what the F.S.I. will be and what options I have in when redevelopment. Can I make a partnership with the developer and go for redevelopment? How do I share the incentive F.S.I. and the profit with him in such a case? Or do I sell landlordship to the developer and take compensation at one shot?
