The 1st right on Hindu Males’s property is of ClassI legal heirs : Mother ( if alive as on date of birth), wife ( if alive as on date of birth), sons,daughters…………..
The 1st right on Hindu Woman’s self acquired/absoloute property is of: Husband ( if alive as on date of birth), sons,daughters…………..

Obtain legal heir certificate of Grandfather, Grandmother, father.
Obtain mutation record with link docs of all proeprties as on date.
Thereafter get the updated mutation records.

Check at your location with O/o Authortiy under whose jurisdiction property falls……………e.g; MC, and/or concerned official e.g; Naib Tehsildar , Patwaari,…………………..that if Legal heir affidavit is accepted. If yes, anyone of legal heris can appear and get it.
Howrever it is better to get legal heir certificate that is usually isued by O/o Tehsildar after inquiry by revenue officials e.f; Patwaari, Kanungo.

Apparently It is simple case of inheritance, if you have posted the facts and have not concealed complications if any in this matter.
The procedure for such cases ( Intestate Succession) is usually kept on website also by the authority under whose jurisdiction property falls……………e.g; MC.
Otherwise the prescribed forms by the authority, for such cases desribe the requisite docs, and procedure.
Usually copy of death certificate, legal heir certificate are required.
The authority shall transfer ownership by inheritance.

Apparently It is simple case of inheritance.
Check with O/o Authority, revenue official say; Patwaari and complete the procedure.
