Hospital rental agreement

Respected Members

We are doctors ( myself and my wife) in Tamilnadu. We rented a hospital for running our nursing home. We entered into an agreement on 1st April 2012 between both of us ( myself and wife) and the owner ( 82 years old lady) for a total 15 years duration. This was 20 Rs stamp paper mutual agreement signed by the owner and one of her daughter. Both of us have not felt for doing the registration of the rental agreement. The owner has one son in UK( doctor), three doctors in Tamilnadu. Till now everything is going smooth

My legal question is

1. What happens after the owner ( 82 years old lady) dies?

2. How does it affects our Rental Agreement?

3. Will the sons or daughters claim or has any possibilities of asking us to vacate?

AFter her dealth, her legal heirs comes to the picture for implementation of the agreement. Owner and tenant relationship will not end until the lease period is over.

I agree with Mr.Ramachary. It would be better to get the lease deed registered.
