House document lost

Hello,

My father purchased Office in 1998 in Pune, but owner lost all original documents, and since then it is not yet transferred on my father's name,

The owner is telling now, he is ready to sign anywhere ,he has given us Property Tax reciept and telling us to find or bring back original documents from anywhere otherwise i can return money,

but what i want is to transfer the property on my father's name,  so what can be done to do the same ?

And now the The people in same residential building are going to do sale deed and asking us the documents for the same , what if i m not able to provide them document, and what if after making sale deed of others, the property is transferred to my father's name.

If documents lost, you can take another copies from sub-registrar of revenue department by applying for the same.
