First Step - Extract a RoR from Tehsildar office or from DC office. For this you must provide the Property Details. The fees for each copy is Rs. 10 only
Second Step - Once you have the RoR, you will have the history of transactions made (MR - Mutation request) for last 15-10 years . There the MR number will be mentioned
Third Step - Go to Sub Registrar office and apply for Certified copy of the sale deeds whichever you want. In Karnataka the fees is Rs 100 Per copy + Bribe. You get this in 1 or 2 days and immediately if you pay good bribe
Fourth Step - Go with the property details and apply for Encumberance certificate. The fees is around rs. 150-200 + Bribe. You get this in 7 days if the bribe is Rs 0 otherwise you can get it on the same day
