I want to get a rent agreement

Hi,

I am Pijush Jana, currently residing in Kolkata. As you may know here in Kolkata usually nobody go for a rent agreement of his own. Now I want to go for rent agreement.

Please suggest whether I can get in these circumstances ..

1) I pay only Rs.1500/month as rental.

2) My Landlord doesn't want any advance.

And if possible please suggest me an appropriate procedure to follow as I am completely noob in this regard. How much will it cost if I am eligible for rent agreement.

Yes, it will be good if you can go with rent agreement and for appropriate procedure you should take help of any good lawyer who can guide you in a correct way. So if you want then  you can contact lawyers in boca raton.

Hi Pijush

It is advised that you make a rent agreement for 11 months, because, if you make a rent agreement exceeding one year then you have to get it registered and pay the stamp duty equivalent to 3% of the total rent paid in one year. For example, if you are paying Rs. 30,000 in an year as rent, then the stamp duty payable will be Rs. 900. But if you make an agreement for 11 months, you may get it on Rs. 100 stamp paper and it is legally valid.
