if an agreement of property date expired

if a agreement of the property date expired and seller (hajri)present in tehsil but buyer don't came due to corona & lockdown but registry open in tehsil
is buyer may have right now
as buyer made a registered agreement with paying 2.5 % stamp duty in agreement
in what condition or provisio the buyer will extend after lockdown or corona pandemic slow down
As date of agreement is expired
did buyer get some time extension because of corona pandemic

Though both the parties of agreement are bound by terms and conditions of agreement and also bound by the principle " Time is essence of contract " but due to lock down and pandemic ,  buyer is entitled to get relaxation and in such a situation  said principle does not apply strictly.Buyer should be ready to perform his part as soon as possible.

The registration & stamps department may be hopeful will exempt its services from lockdown and allow registrations through online process. Better inform to seller in writing messages and get approval from seller.

here the main role is understanding between the parties .The buyer liable to explain the reason and convince the seller.
