Improper payment of money after sale property

Hello,myself,,,.At the time of agreement of selling my house i had no documents and rental persons are staying in my house(they said "we will vacate after 6 months"). I declare to buyer that" I had no documents present,later i will submit to you" I said to him and sale agreement is about 15 Lakhs(at the time of agreement 10L,while vacate house 3L & submitting original docs 2L).At the time of registration he gave 10 lakhs only.Now he occupied my house after rental persons left by breaking locks without giving 3Lakhs and for 2lakhs for original documents.So how to get my lost documents and money from him?

How do you claim to be owner/ titleholder of the property?

Consult a local prudent lawyer for guidance and proceedings.

What about limitation period ?
